E22 – From Dirt to Dollars: A Candid Conversation on Development Strategy and Execution

The Quadrangle is a unique community, founded in 1989 by Haverford College alumni on the grounds of a historic manor house. The community's culture is deeply rooted in Quaker values, integrity, simplicity, and community. The Quakers have a long history of participation and consensus. The Quadrangle thrives under the leadership of an involved and dedicated Resident Association. Sharing feedback from residents, operations, ownership, and showing examples of design evolution, we will illustrate how roadblocks were turned into opportunities to build trust. Highlights will include how the community's unique sense of place was recognized as a differentiator to be enhanced. Valuable insights questions that should have been asked sooner, operational flexibility, resident involvement, and the constraints of tight timelines, an existing structure, and local zoning authorities will be addressed. We will share how specific design improvements; new amenities, open flexible spaces, natural light, faux lighting, biophilic design, and landscape upgrades generated excitement, improved resident wellbeing, and overcame resistance to change. Concluding with important resident feedback and post project outcomes, both measurable successes and lessons learned in areas such as environmental health, resident safety, and social interaction, attendees will learn from the projects success and our challenges along the way.

A well-considered and successful senior living project begins with a road map for the process to accomplish its operational success but should also contribute to the advancement of the senior living design and operational knowledge base. Achieving that success takes thoughtful goal setting and intensive programming prior to lines being put on paper. Setting of goals by all team members, understanding operational functions, critically reviewing financial situations, and addressing the target market are all necessary to a meaningful master plan for the project. The plan should provide a smooth design initiation, which, in turn, should support an operational model that is resident-oriented, staff-efficient and sustainable. But the plan should also be intuitive, allowing residents and staff to immediately understand how the spaces function. After occupancy, the operations team must be fully cognizant of the advantages of the design and its ability to provide state-of-the-art senior care. A post-occupancy evaluation completes the circle by providing an in-depth review of the result of the process. This adds a great deal of information into the knowledge base for future projects as well as providing an understanding of what worked well and what didn't work in the process and in the design.

As demand for Senior Housing continues to rise, communities are looking to expand and upgrade their offering. As these projects are being defined it’s essential to remember who these spaces are ultimately for—residents, both current and future. While it may seem intuitive, designers and clients can easily become focused on aesthetics or trends and overlook valuable resident input. This session explores how engaging residents throughout the design process can reveal priorities and insights that may not have been previously considered—and can even guide projects in unexpected, beneficial directions. Through real-world case studies, this session will demonstrate how resident engagement can shape more responsive, inclusive environments. Attendees will learn how to guide clients through the engagement process, determine which resident groups to involve, and ask the right questions at key stages. We’ll also discuss strategies for ensuring transparent communication and clearly identifying final decision-makers. By capitalizing on residents’ lived experience, unique perspectives, and institutional knowledge of their communities, designers and stakeholders can create spaces that are not only functional and appealing—but deeply informed and future-ready. As the next generation of older adults enters these communities, they will expect to be heard. Empowering residents to contribute meaningfully reflects a cultural shift toward greater autonomy and collaboration in senior living design.
